Less than most people think. Conventional loans can go as low as 3% down, and FHA loans as low as 3.5%. VA loans, for eligible veterans, can be 0% down. On top of that, Maryland has dozens of down payment assistance programs that can cover part or all of it. We’ll walk you through what you qualify for.
No. FHA loans typically only require a credit score in the high 500s to low 600s, and even conventional loans can work in the mid-600s. Your score affects your rate more than your eligibility. If it needs work, we can point you to a lender who’ll map out a plan to get you there.
Pre-qualified is a quick estimate based on what you tell a lender about your finances. No documents required, and it’s not a guarantee. Pre-approved means a lender has actually verified your income, credit, and assets and is ready to lend up to a specific amount. Sellers take pre-approval far more seriously, so that’s the one you want in hand before you start touring homes.
From your first search to closing day, most buyers are looking at 30 to 60 days once you’re under contract. The search itself (finding the right home and getting an accepted offer) can take anywhere from a few weeks to a few months depending on the market and how specific your must haves are. We’ll give you a realistic timeline once we know what you’re looking for.
Generally 2% to 5% of the purchase price, covering things like lender fees, title insurance, appraisal, and taxes. Some of this can be negotiated into the seller’s side of the deal, and several down payment assistance programs can help cover closing costs too.
